City of Lake Mary
The City of Lake Mary, located in Seminole County Florida, selected ACi Architects as their Real Estate Development Manager / Planner / Design Architect for creating a Downtown Lake Mary. The new public-private-partnership deal would create a tax base strategy and master development plan for a new downtown district and SunRail station.
The detailed transit oriented development blueprint outline a walkable and connected community that calls for surrounding neighborhood’s home values to increase allowing local businesses to thrive while defining their own success story. Ultimately, The City of Lake Mary Downtown Master Plan resulted in the following:

- Placemaking Concepts for a mixed-use TOD
- New Stair-step Public Park Connectivity Concepts
- New Stormwater System (below park) connecting TOD to Crystal Lake and Event Center

- Increased Comprehensive Plan Densities
- Support Analysis of New City Transfer of Development Rights Code

- P3 Strategy for Adaptive Re-use of Police Station Conversion to Private Use
